A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector.  The scope of work may be modified by the Client and Inspector prior to the inspection process.
The general home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions.

The general home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection.

I am a Certified Home Inspector, Owner of Sylmar Home Inspections LLC, and a member of InterNACHI.  I have been in the construction business for more than 16 years as General Builder, building homes, remodeling, and have extensive knowledge in the major trades such as Roof, HVAC, Electrical, Foundation, and General Construction that help me to identified potential safety hazards at the Date of the Inspection. I currently hold a B- General Builder Contractor license, C-29 Masonry Contractor license, and C-36 Plumbing Contractor license, Mold Remediation Certified, APA lead abatement Certified, and CDPH Certified. I write a simple report base on safety hazards that may be found and write recommendations that could go from something cosmetic to something structural. Our Job as Home Inspectors is to Observe Write and Refer to a Licensed Professionals/ and Certified Technicians. We are not Experts to Identified every condition that the property may contain on the date of the inspection, We are a Generalist. Home Inspectors are not code enforcers.
Part of our job is to educate the buyer with Honesty and Integrity, as much as possible, on how to properly maintain their property after purchasing their home.

Our report is written within one or two business days.

My reward other that the living from this job, is to know that I have discovered simple issues and they will be corrected on time before they become safety hazards. If safety issues are found I have the confidence that the Buyer/Owner will take care of them promptly in order to protect the well-being of their family and property.
